Renovating Etobicoke Homes, One Era at a Time

Etobicoke was built in waves, and each wave renovates differently. In Mimico, New Toronto, Long Branch and Alderwood, the post-war bungalows and small two-storeys have plaster walls, original hardwood and narrow lots, often with a shared driveway down one side. Opening a kitchen wall there means checking what the plaster hides, and staging a bin means talking to the neighbour first. Many of these houses are being rebuilt or extended, and we size the plan to what the lot can hold.

In Markland Wood, Eringate, Centennial Park and Richview, the 1950s and 60s bungalows and split-levels are reaching their first full renovation: basements finished, kitchens opened to the back, plaster replaced with drywall. In The Kingsway, Humber Valley Village and Sunnylea, the larger 1930s to 50s homes call for additions and higher-end finishes that respect the original character, often on treed or ravine lots where Toronto's tree by-law and ravine review shape what can be built.

Because Etobicoke sits inside the City of Toronto, permits go through Toronto Building. Basement apartments are secondary suites, and laneway and garden suites are possible on some lots. We prepare the drawings and application, book inspections and arrange street parking permits for the crew. We also renovate commercial space, from Bloor West storefronts to Rexdale industrial-office units, scheduled around business hours.

  • Toronto Building permits and inspections handled as part of the job
  • One crew for framing, drywall, flooring and finishing, with electrical and plumbing coordinated
  • Street parking permits and material staging planned for narrow lots

Etobicoke Renovation Questions

Renovating in Etobicoke, answered

Structural, plumbing and electrical changes, new suites and additions go through Toronto Building (City of Toronto). We prepare and submit the application and book the inspections.

Often, yes. Toronto calls basement apartments secondary suites, and they need a permit, proper egress and fire separation. We review the house first and tell you what it would take.

Ravine-protected lots need City review before grading or hardscape, and larger trees may need a permit and an arborist report under Toronto's private tree by-law. We check both before quoting.

We keep the mutual drive clear, place the bin on the street under a City permit where needed and agree delivery times with the neighbour.

Yes. Bloor West and Kingsway storefronts, Lake Shore Boulevard retail, Islington and Kipling office floors and Rexdale industrial-office units, usually scheduled around trading hours.
